Wales Built proudly presents its exemplary achievement, the SEA by Sammut Group, an unparalleled dual-occupancy development set along Cronulla’s Esplanade. Comprising of two exclusive three-bedroom, two-bathroom apartments, SEA epitomizes coastal luxury living with its expansive design, capturing the essence of the Australian beach lifestyle. The project boasts a careful selection of coastal tones, timber floorboards, and a mix of external finishes, ensuring a seamless connection with the surrounding environment.
Project Need
The SEA development addresses the demand for upscale living experiences, differentiating itself from conventional projects by prioritizing quality over quantity. With only two residences, the focus on high-quality, expansive living spaces sets SEA apart, elevating living standards for its fortunate residents. The project also responds to the challenge of balancing visual amenity and privacy, offering an innovative architectural response that seamlessly integrates ocean views and privacy in a luxury coastal setting. Through thoughtful design elements and amenities that resonate with the essence of the area, SEA transforms into more than just residences; it becomes a seamless extension of the captivating environment it inhabits.
Design Challenges
Further complexity arose when bad ground was encountered, it was not until a depth of 4.7 meters that solid rock foundation was finally encountered. This discovery prompted innovative solutions, including the integration of concrete piles, shotcrete walls, and an expansive drainage system. The latter was designed not only to manage groundwater but also to channel water from the newly discovered natural watercourse, showcasing the team’s meticulous attention and ingenuity in construction implementation.
The construction of a two-storey basement reaching a depth of 9.5 meters posed a challenging engineering undertaking. This subterranean facility aimed to provide expansive space and efficient functionality, requiring a meticulous approach to overcome various challenges. The tight site access, a recurring theme in the SEA project, became even more pronounced during the construction of this deep basement. Maneuvering large machinery within such confined spaces demanded an elevated level of planning precision.
One of the critical components of this multifaceted construction was the integration of a carlift shaft and a passenger lift within the basement structure. Recognizing the significance of a secure and impermeable foundation, a robust waterproofing structure was imperative behind the concrete elements. The successful implementation of meticulous planning and the incorporation of waterproofing measures highlighted the adaptability and resilience of the construction team, a testament to their expertise in overcoming challenges and delivering high-quality results.

The conscientious use of high-quality materials tailored to the coastal climate not only contributes to sustainability but also minimizes ongoing maintenance needs. Project Innovation
The concrete structure seamlessly integrates all upturn walls, hobs, planter boxes, and downturn beams, which were formed and poured monolithically. This means they were cast as a unified entity with the concrete floor they were connected to—a substantial accomplishment. The project also featured intricate curved details, with some areas showcasing two-dimensional curves that were meticulously formed and poured monolithically, adding a distinctive and challenging dimension to the construction process.

This detailed project required a huge amount of programming, logistics and qualitycontrol communication with us and all the key Consultants in order to deliver the high end result which comprised of a two-level basement serviced by a carlift from Sweden, Internal lift from Schindler, an array of off form two dimensional curves in concrete, brickwork, custom bespoke joinery and finishes. The result being one of the best boutique developments in Cronulla, which boasts the highest quality of workmanship.
